How a single-story 10,500 SF plate divides into four medical suites — and the cluster effect that turns adjacent practices into shared patient flow.

Walk a 10,500 SF single-story shell in the Northland medical corridor and the question isn't whether it leases — it's how you carve it. The plate decides the deal. One tenant or four, dental clusters or hospital affiliate, $35/sf TI or $65 — every line on the pro forma traces back to how that rectangle gets demised. This is how I think through a 10,500 floorplate when a client asks should we go single or multi.
Gross is 10,500. Usable is not. A medical office plate gives up 12–15% to common areas — a real lobby (not a vestibule), the ADA corridor loop, shared restrooms (one set per gender minimum, often two for multi-tenant), and a mechanical room sized for medical HVAC loads. That leaves roughly 9,000–9,200 SF of usable square footage to divide among tenants. Rentable per suite includes a pro-rata share of those commons, which is how you get the load factor baked into each lease. If your add-on factor is over 15% on a single-story plate, somebody's padding.
Four suites is the sweet spot. Each one lands at 2,400–2,800 RSF — large enough for a real medical practice (reception, four to six exam rooms, doctor office, lab, staff break), small enough to keep TI manageable. Two constraints dictate the demising plan: plumbing stacks and the corridor. Plumbing stacks are fixed — exam rooms with sinks and any lab/sterilization space have to sit near them, so suite shape follows the wet wall. The corridor must be a loop, ADA-accessible, with no dead ends — that's code, but it's also what makes the cluster effect possible. Get the corridor wrong and you've built four offices that ignore each other.
This is the part most landlords miss. Four medical suites in a loop don't just share walls — they share patients. The classic Northland cluster is pediatric (the anchor, walk-in volume, recurring well-visits), dental, dermatology, and PT or chiropractic. Pediatric drives the foot traffic. Parents waiting for an appointment book the dental cleaning across the corridor. Dermatology refers post-procedure PT. The PT clinic refers back to derm for skin issues. Co-located labs and imaging amplify the draw. Rents in a clustered plate run 10–15% above an isolated single-suite comp because tenants know the referral flow is real. The anchor matters: urgent care or pediatric is the engine. Without one, you have four practices in a building, not a cluster.
Single-tenant is the right call in three scenarios. One: an established practice with a real 12–18 month growth runway who needs the expansion space now and will absorb it on schedule — better to take the whole plate than re-lease in two years. Two: a hospital system or affiliate that needs the full plate for ancillary services (infusion, imaging, outpatient surgical prep) where the build-out crosses suite lines and you can't demise it cleanly. Three: a surgical or imaging center that needs HVAC headroom and electrical capacity across the entire plate — you can't split a tenant with an MRI from a tenant with a treadmill. Outside those three cases, four suites generally beats one tenant on stabilized NOI and risk diversification.
